The Sussex County land use decision system needs a major overhaul.

As it currently stands, councilmen can make land use decisions in other councilmanic districts without any accountability to those districts' residents because they are only elected by the residents of their own district.

That permits councilmen like Dale Dukes and Vance Phillips to completely disregard the wishes of, for instance, residents and officials of Councilman George Cole's district, the majority of whom oppose the rezoning of 865 acres west of Fenwick Island to allow Freeman Communities to build a 2,200-home town.

It also allows the councilmen to keep any members of the coastal communities from serving on the county's Planning & Zoning Commission even though most of the county's development is occurring in the coastal zone.

Do you think the system needs to be changed, and if so, how would you change it?

Another similar item: Randy Burton seeks conditional use NOT REZONGING to put 15 units on six (6) platted singlefamily lots at end of Bay/Canal Road in Truitt's Park, an entirely singlefamily neighborhood since 1960s. Developer claims subject 1.6 acres were omitted from Truitt's Park subdivision plan which allows this demolition of 1-family community WITHOUT EVEN GOING FOR REZONING. COUNTY HEARING 5/17 AND ORDINANCE HEARING 6/19 IN COUNTY COUNCIL CHAMBERS. WRITTEN COMMENTS DUE PRIOR TO HEARINGS.
